Our inspection process

What we inspect

We do a thorough inspection of your home inside and out from top to bottom.

We follow the strict standards of practice set out by the Home Inspection Licensure Board of North Carolina

INSIDE

1. We start inside the home carefully inspecting the walls, ceilings, floors, windows, doors, plumbing fixtures and any built in appliances for signs of leaks or damage. 
2. We run the dishwasher through a normal cycle checking that it does operate and there are no leaks in the door seal and plumbing connections.
3. In the bathrooms and kitchen we run the water in tubs and sinks checking for leaking drains, leaking pipes, and to check functional flow. We check for proper operation of toilets.
4. We check the electrical system for proper wiring and operation. This includes the outlets and the electrical panel.
5. If there are smoke detectors or carbon monoxide detectors we check for proper operation.
6. We then proceed to the attic.

ATTIC

We check for:

1.  signs of roof leaks
2. proper ventilation
3. proper framing techniques
4. structural integrity
5. plumbing or electrical that goes through the attic
6. insulation
7. signs of animal habitation
8. We then proceed outside

EXTERIOR

We check for:

1. proper grade
2. rot in windows, doors, and siding
3. roof condition and proper flashing
4. condition of foundation
5. condition of gutter system
6. condition of chimneys
7. condition of decks, porches and columns
8. We then proceed to the crawlspace or basement

CRAWL SPACE/BASEMENT

We check for

1. ​signs of moisture 
   
2. signs of insect damage
3. foundation condition
4. proper framing techniques
5. structural integrity
6. insulation 
7. electrical connections
8. condition of plumbing (i.e. leaks or corrosion)
9. condition of duct system for heating and cooling

WE ALSO CHECK

1. furnace
2. heat pump
3. A/C
4. water heater

These units can be in the house, attic, or crawl space/basement

AFTER THE INSPECTION

A very detailed report including pictures of the house and of any issues of concern can be emailed to you, or a paper report can be provided.
